Mnzil provides comprehensive worker housing solutions across the Kingdom of Saudi Arabia. Our services include fully managed, all-inclusive accommodation, plus optional add-on services such as transportation and catering. We can also operate and manage companies' existing worker housing on their behalf.

We have ready accommodation across Riyadh, including Al Sulay, Umm Al Hamam, Al Rimal, Al Narjis, Al Munisiyah, Al Malaz, Al Dar Al Baida and Al Mashael. We also have sites in 30 other cities and are frequently expanding our coverage (see the next question). Yes. We have accommodation in over 30 cities including but not limited to Jeddah, Makkah, Taif, Abha, Dammam, Al Khobar, Al Qatif, Hail and Tabuk. We are constantly expanding our coverage, so tell us your city and district and we'll confirm what's open.

Yes. All our accommodations meet municipal requirements. If you need an operating license in your company's name, we can operate a building for you under a contract of at least 3 years.

Yes. Site visits are by appointment only, so the site is ready and a team member can show you around. Our sales team will arrange a time with you and share the location pin.

Yes. Our sales team shares photos of the units and building with your quotation. You're also welcome to book a visit.

Yes. We regularly house teams from a few dozen to several thousand workers. Ready units can often be occupied within days. For very large groups we can house your team in a new location within two weeks.

The average range is between 9 – 14 SAR per worker per day inclusive of furniture, utilities and maintenance. The exact rate depends on the city and district, the number of workers and the contract length. Share your requirements and our sales team will send you a written quotation.

Furnishing, electricity, water, gas, internet, cleaning, regular maintenance and on-site supervision are all included. You only pay for your workers' beds.

Our prices are flexible and negotiable depending on the number of workers, the property location and the contract duration, while always delivering the best possible value for every client.

The minimum is 6 months, and annual contracts are also available with the option for multi-year contracts available as well.

Rent starts from the date the first group of workers moves in (the move-in date), or after the agreed grace period ends — whichever comes first.

Workers stay in fully furnished shared rooms, and each worker is allocated a bed and a locker. Kitchens, bathrooms and washing machines are shared. The number of beds in a room depends on its size, because we follow municipal space requirements for each worker.

Yes. All rooms are fitted with high-quality air-conditioning units to ensure residents' comfort all year round.

Yes. All units are equipped with new, durable furniture including bunk beds, high-quality mattresses, lockers, refrigerators, washing machines and dining tables.

Yes. The housing layout can be customized to your company's needs, such as room distribution, furniture arrangement or additional facilities. Preparation time may vary depending on the scope of customization and the approvals required.

Yes. Every building or floor has a fully equipped kitchen according to its design and capacity. In some facilities we provide central kitchens for higher hygiene and better food safety.

Yes. We always make sure to provide safe and convenient parking for staff buses, either inside the facility or in nearby designated areas depending on the property location.

Yes. All facilities have 24/7 security guards and CCTV surveillance systems to ensure residents' safety and security.

Yes. Transport is available as an add-on for groups of more than 7 workers. It is priced separately, based on your route and shift times.

No. Our transport service is currently only available to customers we house.

Yes. Catering is available as an add-on and is quoted separately.

All facilities are equipped with washing machines so workers can wash and dry their own clothes. We do not provide a dedicated laundry service, but we can arrange external partnerships for this service on request.

Yes, all accommodations include high-speed internet with a minimum speed of 12 Mbps, with the option to upgrade speed based on client needs.

Yes. Common areas, kitchens and bathrooms are cleaned daily, and room cleaning can be scheduled according to the client's preference.

We carry out preventive and corrective maintenance to keep facilities in top condition. Regular inspections are performed to avoid breakdowns, with a fast response to any report.

Yes. Every facility has a dedicated on-site supervisor responsible for cleanliness, coordination with maintenance teams and security checks.

Yes. Workers can be moved between buildings subject to availability and prior coordination with the operations team.

Payment is made in advance for each period of the contract, with payment options every 6 or 12 months.

We do not require a fixed deposit, but the cost of any damage resulting from misuse or negligence is charged according to the general terms and conditions.

Yes. All Mnzil invoices are VAT-compliant and include the official tax registration number.

We usually sign service agreements with clients, but on request we can register contracts on the Ejar platform.

Yes. Contracts can be signed and stamped electronically via DocuSign, email or the Ejar platform.

All contracts are issued in the client company's name to ensure legal and regulatory compliance.

Yes. The number of workers can be adjusted with prior notice, and the change is documented in an addendum agreement.

The contract can only be transferred with Mnzil's written approval. A novation agreement is signed to legally replace the contracting entity while keeping the same rights and obligations.

Our team is available 24/7 through the hotline and a dedicated WhatsApp number. Each client is also assigned a Mnzil point of contact (POC) to handle all requests, follow-ups and coordination.

Yes. Branding and signage inside the housing can be arranged in line with Mnzil's guidelines.

Yes. Authorized client representatives can access the property using keys or access cards, and a secure backup copy is kept with the supervisor.
